This Privacy Policy describes how Brkrr Technologies Inc. ("Brkrr", "we", "us", or "our") collects, uses, discloses, and protects personal information when you use our website at brkrr.ca and related services (collectively, the "Platform"). We are committed to protecting your privacy in accordance with the Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada's Anti-Spam Legislation (CASL).

By using the Platform you consent to the collection, use, and disclosure of your personal information as described in this Policy.

1. Who We Are

2. Information We Collect

2.1 Information you provide directly

• Name, email address, and profile information when you create an account
• Mortgage enquiry details when you submit a lead (property type, location, purchase price, timeline, credit band, language preferences, and notes)
• Mortgage agent profile information including licence number, brokerage name, city, specializations, languages spoken, and bio
• Government-issued identity document images submitted for identity verification
• Payment information processed by Stripe (we do not store card numbers)
• Communications you send us including support requests and feedback

2.2 Information we collect automatically

• Device and browser information
• IP address and approximate geographic location
• Pages visited, search queries, time on page, and referral source
• Cookies and similar tracking technologies (see Section 8)

2.3 Information from third parties

• Profile information from Google or LinkedIn when you sign in with those services
• Licence status and brokerage information from provincial regulatory registries (including the FSRA public registry for Ontario)
• Identity verification results from Persona (withpersona.com)

3. How We Use Your Information

• Creating and managing your account
• Matching consumers with mortgage agents based on location, language, and specialization
• Verifying mortgage agent licences against the relevant provincial regulatory registry
• Conducting identity verification of mortgage agents through Persona
• Processing subscription payments through Stripe
• Sending transactional emails (account confirmations, lead notifications, licence renewal reminders)
• Sending commercial electronic messages where you have provided express or implied consent under CASL
• Detecting, investigating, and preventing fraudulent or unauthorized activity
• Improving the Platform through analytics and usage data
• Complying with legal obligations

4. Disclosure of Your Information

4.1 Service providers

We share information with service providers acting on our behalf, bound by confidentiality obligations:

• Supabase Inc. (database hosting — Canada Central region, AWS ca-central-1)
• Vercel Inc. (website hosting and deployment)
• Resend Inc. (transactional and commercial email delivery)
• Persona Technologies Inc. (identity document verification)
• Stripe Inc. (payment processing)
• Google LLC (analytics, OAuth authentication)

4.2 Other disclosures

• Mortgage agent profile information is publicly visible on the Platform
• To law enforcement or regulators when required by law or court order
• To a successor entity in the event of a merger, acquisition, or sale of assets, with prior notice to affected users
• With your express consent for any other purpose

4.3 No sale of personal information

We do not sell, rent, or trade your personal information to third parties for their own marketing purposes.

5. Data Residency and Cross-Border Transfers

Your personal information is stored in Canada (AWS ca-central-1, Montreal region) in accordance with PIPEDA. Some service providers process data in the United States. Where data is transferred outside Canada, we require contractual protections substantially equivalent to Canadian privacy law.

6. Data Retention

• Account information: retained for the life of your account plus 2 years after closure
• Lead and match data: retained for 3 years to support dispute resolution
• Identity verification records: retained for 5 years for regulatory compliance
• Email logs: retained for 2 years
• Server logs: retained for 90 days

7. Cookies and Tracking

• Essential cookies: required for authentication and platform functionality
• Analytics cookies: Google Analytics and Microsoft Clarity to understand usage patterns
• Preference cookies: to remember your language and filter settings

You may disable non-essential cookies through your browser settings.

8. Your Rights Under PIPEDA

You have the right to:

• Access the personal information we hold about you
• Correct inaccurate or incomplete information
• Withdraw consent for non-essential processing
• Request deletion of your account and associated personal information
• Complain to the Office of the Privacy Commissioner of Canada

9. Email Communications (CASL)

Commercial electronic messages sent to Canadian recipients comply with CASL. We will only send commercial messages with your express or implied consent and will honour unsubscribe requests within 10 business days. You may manage your email preferences at any time from your dashboard settings.

10. Security

We implement encryption in transit (TLS 1.3) and at rest (AES-256), role-based access controls, identity verification for all mortgage agent listings, and nightly automated licence checks. We will notify affected users and regulators in the event of a material breach.

11. Changes to This Policy

Material changes will be communicated by email at least 30 days before taking effect. Continued use of the Platform after the effective date constitutes acceptance of the updated Policy.
